Sierra CRM - Free Trial

by Todd Carpenter on December 20, 2006

Sierra CRM recently contacted me about their mortgage focused Customer Relationship Management system. After a quick review, there’s a few things that I really like. One, it’s web based. This allows LO’s to set up an account and use it anywhere they have internet access. This is especially helpful in that you can use it at work without having to get your bosses permission to install the software. It also means they name stay with you, not your boss. I also like the Document Management center. This lets you store useful documents in the same online fashion as your client database. The part I like the most is that they are offering a FREE TRIAL. Free is my favorite word.

Housing values are still growing

by Todd Carpenter on December 5, 2006

The Office of Federal Housing Enterprise Oversight recently released a comprehensive report on housing values with some interesting data. Overall, it shows the third quarter of 2006 as the slowest in housing value growth since 1998. Interestingly though, it’s still growth. In fact, even when you look at the annualized rate of 3.45% for the third quater’s growth rate of 0.86%, you see that the rate exceeds the Consumer Price Index growth of 3.1% in the last year. Furthermore, when you count the preceding three quarters, the growth rate in housing values over the last year is 7.7%, more than double the CPI. If every investment choice I ever made doubled the inflation rate in the “bad times”, I’d be sailing in the Virgin Islands today.

Licensing Hilarity

by Todd Carpenter on November 27, 2006

We are having a grand time here in Colorado, “cleaning up” our local industry. The plan was to implement a licensing procedure that included an FBI background check and a surety bond requirement for brokers. Supposedly, this was going to wash out the riff-raff. The only problem is that the do-gooder brokers calling for this didn’t realize that the cost of the bond was dependent on the broker’s personal credit score. Guess what? Half the brokers out their have crummy scores. Now they are squealing like stuck pigs because the surety bond companies are screwing them into higher rates than they originally expected. What delightful irony. :p

So what do you want?

by Todd Carpenter on November 15, 2006

This month, I’ve either been busy, or just couldn’t think of anything to write about. 500 posts about Mortgages, and you start to run out of ideas. So I’d like to turn the direction of this blog over to the readers for a while. Let me know what kind of information you all are looking for. Email me, or comment below. If you have a new product you want me to evaluate, let me know, if you have a question regarding working with Realtors, or borrowers, let me know. It seems like I go through a block like this about every six months. Give me some ideas and I’ll get rolling again.
